“Father of Black Harlem.”
In the early 1900s, Harlem was a predominantly white, upscale neighborhood in New York City. White landlords and real estate companies (like the Hudson Realty Company) refused to rent or sell to Black tenants due to deep-seated RACISM, enforcing “WHITES-ONLY” policies to maintain property values and exclude African Americans. Some white investors and groups actively bought up properties to evict Black residents or prevent them from moving in, aiming to keep Harlem segregated and “protected” from what they saw as a threat.
Payton, an African American real estate entrepreneur, saw an opportunity to fight this discrimination through SMART BUSINESS TACTICS rather than direct PROTEST. He founded the Afro-American Realty Company in 1904 (initially with partners, building on his earlier firm). His strategy exploited white prejudice: racism caused PANIC and plummeting PROPERTY VALUES when Black tenants moved in, so he bought or leased buildings at discounts and rented them to Black families, often at higher rates than whites would pay due to limited options.
A famous example was his “checkerboard” or “spite lease” tactic on West 135th Street around 1904–1905. The Hudson Realty Company (a white-controlled group) bought buildings, evicted Black tenants, and replaced them with whites while pushing restrictive covenants to keep the area white-only. In response, Payton bought adjacent or nearby buildings, evicted white tenants, and moved in the displaced Black families—creating integrated or Black-majority blocks that triggered white flight and devalued the racists’ investments. This forced some white owners to sell cheaply or negotiate, as their “whites-only” stance became unprofitable.
Payton advertised heavily (billboards, subway ads) to attract Black renters, managed dozens of buildings, and helped transform Harlem into a thriving Black cultural and residential hub during the Great Migration. By turning prejudice into profit, he increased Black homeownership and tenancy in Harlem dramatically—estimates suggest his efforts helped bring tens of thousands of Black residents there.
While his methods were capitalist and sometimes controversial (they relied on segregation dynamics to work), he directly challenged racist real estate practices and is credited with making Harlem a “Black Mecca.” He passed away young in 1917, but his legacy endures in Harlem’s history.
