New video came out yesterday đź‘€ Working on two neighboring properties, one digging through rock under the footings and the other trimming trees for a lake view!
NEW VIDEO OUT NOW 🚨 The guys are tackling two jobs right next to each other, trimming trees for a lake view and digging out through rock under a house foundation all by hand.
How many opportunities have you been around through your business that you never even considered investing in yourself? đź‘€ As blue collar business owners, we spend years building relationships, learning our industries, and figuring out how to make money doing what we do. But you have to start thinking about how all of that could help you make money OUTSIDE of the business too.
Commercial real estate is one way to do that. Whether you’re interested in owning income producing properties, buying land, or eventually getting into development, there are opportunities worth learning about.
This week inside Dirt to Dollars we’re continuing our Building Wealth Through Ownership series talking about commercial real estate. We’ll be digging into how to recognize opportunities, evaluate potential investments, and understand what goes into making a deal worth pursuing.
A lot of us blue collar business owners have spent years making other people money on commercial projects without ever really thinking about how we could be doing the same thing for ourselves. You might be the guy clearing the land, installing utilities, pouring concrete, doing the electrical, or handling the landscaping. You see these projects from start to finish, you know what goes into them, and you've surely watched developers turn properties into something worth a whole lot more than what they started with.
So at what point do you start asking yourself why you couldn't be the one putting the deal together?
As trades workers, we have access to things that can be pretty valuable when it comes to commercial real estate. We know subcontractors, suppliers, engineers, and people who understand the development process. We have experience managing projects, dealing with unexpected problems, and figuring out what work actually costs. And depending on your trade, you might even have the equipment and crews to perform part of the development yourself.
Now imagine taking all of that knowledge and putting it toward a property YOU own. Maybe you buy a piece of land and work through getting it approved and ready for commercial development. Maybe you find an older commercial building that needs improvements and turn it into something more valuable. Maybe you develop a property with the intention of selling it or just hold onto it and let it generate income for years.
There are a lot of different ways to approach it but you still have to understand zoning, financing, development costs, holding costs, market demand, and what the property will actually be worth when you're finished. You can know everything there is to know about construction and still make a terrible real estate investment if you don't understand the numbers behind the deal.
You don't have to become a developer tomorrow but you can at least start learning how these deals work, paying attention to the opportunities around you, and thinking about how the resources you've spent years building could eventually help you become the owner of the project instead of only the contractor working on it.

As blue collar business owners, we already have experience, industry connections, and resources that can open doors to opportunities in commercial properties, land, and development. Your business could really be the key to building wealth this way. đź‘€

NEW VIDEO OUT NOW 🚨 Demolishing several buildings on this property and trying to figure out just what kind of doomsday or witchy activities these past owners had going on here...
I don’t want my only option to be selling jobs, running crews, and depending on the business to keep producing income. I want to build things along the way that give me options later.
Maybe that means rental income or owning land and doing larger development projects. And those assets become part of what allows me to step away from the day-to-day when I’m ready.
You don’t have to know exactly what the next 20 years look like to start preparing for them. But you need to start thinking about what all this work is eventually supposed to lead to.

You could spend the next 20 years making great money in your business and still end up with a bunch of worn-out equipment and no real wealth. That’s a huge reason more blue collar business owners should be looking at real estate
Think about what we already have access to through our businesses like the equipment, crews, subcontractors, relationships, knowledge of construction costs. The ability to look at a piece of property and see what it COULD be instead of only what it is today. Those are advantages most people trying to get into real estate don’t have.
So instead of every dollar you make going toward another truck, another machine, or just growing the company for the sake of growing it, what if some of what you’re building today could eventually fund what comes next?
Maybe you start with a rental property, then another. Eventually you’re buying land, developing lots or putting together larger projects where your existing company can perform some of the work. Now the business you spent years building is helping you build assets that exist OUTSIDE of it.
Every owner needs to eventually answer the question of "What’s my exit?" “I’ll figure it out when I’m ready to retire” is a shitty plan.
You don’t want to pull your head out of the sand 20 years from now and realize you did millions of dollars in work, owned millions of dollars worth of equipment over the years, worked your ass off and the only thing sitting there at the end is a fleet of machines worth a fraction of what you paid for them. There's gotta be a bigger purpose behind what you’re building.
And you don’t have to jump straight into some massive development to start. Your first investment property can be exactly that, the first one. You learn how to find a deal, run the numbers, finance it, improve it, manage it, and hopefully use what you learn to make the next move. That’s what we’re getting into this week inside Dirt to Dollars.
Whether you haven’t bought one yet, already own a few, or eventually want to get into development, we’re going to talk about how real estate can fit into the bigger plan for what all this work is eventually supposed to build for you.
