Prices haven’t fallen dramatically, but the market has definitely slowed down. The median price for a single-family home in August was $475,000, just 1% lower than this time last year.

The bigger change is inventory. There were 7,590 single-family homes available without an offer, up 5.3% from last year. At the same time, fewer homes are selling.

So what does that actually mean for you?

🏡 BUYERS: You have more homes to choose from and potentially more room to negotiate. You don’t necessarily have to rush into the first house you like.

🔑 SELLERS: Homes are still selling, but pricing matters. With buyers having more choices, being priced correctly from the beginning can make a big difference.

This isn’t a market crash. It’s a market where buyers have more options and sellers have more competition.

But when you actually LIVE here, Vegas is so much more than casinos and nightlife.

One of my favorite things about my city is how much we have within a short drive. You can spend the morning hiking at Red Rock, escape the heat in the mountains, go skiing or snowboarding at Lee Canyon, spend a day boating on Lake Mead, explore Valley of Fire, or even head toward the Grand Canyon — all without needing to plan some huge vacation. 🏔️🥾⛷️🚤

The Strip is where a lot of tourists spend their time. The rest of Las Vegas is where we live. ❤️

And for people thinking about moving here, I think that’s something that gets overlooked. If you love being outdoors, there is A LOT more around Las Vegas than you might expect.

The Las Vegas housing market is giving buyers something we haven’t seen as much of in the last few years… more choices. 👀🏡

July ended with 7,442 single-family homes available and a median price of $480,000. Condos and townhomes had even more breathing room, with about 5 months of availability and a median price of $290,000.

What does that mean in real life?

Buyers have more options and a little more room to be selective. Sellers can absolutely still sell, but pricing and presentation matter more when buyers have more homes to choose from.

The market isn’t “dead.” It’s just different — and understanding the numbers helps you make better decisions instead of relying on everything you hear online.
