Everyone said the Vancouver market was stuck. June said otherwise. 🤔

Home sales jumped 9.6% year over year, and for the first time in a while, detached, townhomes, and condos all posted gains at once. That's rare here.

Here's what most people miss: prices haven't caught up yet. The benchmark is still down about 6% from last year, sitting at $1,099,100.

And the window may be narrowing faster than people think. The sales-to-active listings ratio is now at 14.6%, prices historically start climbing once that clears 20%, and it's been trending up all summer. New listings are down 6% year over year too.

Rates are holding around 4-5%, prices haven't moved yet, and inventory has stopped growing. Buyers who act now are negotiating from choice, not competition, the ones waiting for "more selection" may end up with less of it.
