At 14, I was close to being expelled. Most of my teachers had given up on me. My mum never did.

She bought me this book.

Years later, I showed that photo to the man who wrote it, on his own island 🏝️

Screw It, Let’s Do It by Richard Branson was the first book I ever read cover to cover. He struggled at school with dyslexia too, and still went on to build an empire. If he could, maybe I could.

So I spent £30,000 to stay on Necker Island, with no guarantee he’d even speak to me.

He did. And when I showed him that photo of me at 14, he was genuinely touched and asked for a picture to capture the moment.

He said well done on the business. But what moved him most was hearing about the hospital ward we built in Uganda. His lesson to me: the goal was never the money. It’s the impact.

To every kid struggling at school right now, your report card doesn’t write your ending.

Mum, this one’s for you ❤️

The budget is on Wednesday, and most landlords are concerned about one major rumour. ⚠️

There’s speculation the Chancellor could push CGT on property up to as much as 45%.

Right now it’s 18% for basic-rate taxpayers and 24% for higher and additional-rate taxpayers.

Look at the numbers from The Letting Partnership.
The average UK property went from £198,169 in July 2016 to £272,611 in July 2026. That’s a rise of £74,442.

At 24%, that’s an illustrative CGT bill of £17,866.
At 40%, it’s £29,777. An extra £11,911.

Everyone’s waiting for Wednesday’s Budget to find out if capital gains tax is going up.

But I’m not worried. Because I rarely sell.

Here’s what most people miss. Capital gains tax is only paid when you sell. If you hold, you don’t pay it.

So when a property goes up in value, I don’t sell it to get my money out. I refinance it.

Say a house goes from £200,000 to £270,000. Sell it and the taxman takes his cut. Remortgage it instead and you can pull equity out, keep the house, keep the rent coming in, and go and buy the next one.

Tax on that? Zero.

Now, I do think the current system is unfair. A lot of what gets called a “gain” isn’t profit at all. It’s inflation.

Your house didn’t really get more valuable, the pound just got weaker. And the landlord who provided a home for ten years gets taxed the same as someone who flipped a property in six months.

I’m not building my plans around what Westminster might do.

Whatever they announce on Wednesday, the rules for wealth stay the same. Buy well. Structure properly. Hold. Refinance. Repeat.

This is not financial advice. Always do your own research.

35.8 million views on Instagram in the last 30 days. No ads, no sponsors.

I've run my business on organic content for over a decade, and people keep asking how it works, so here's the honest answer:

1. I say what I actually believe. Some people love me for it, some people can't stand me, but they all keep watching. Playing it safe gets ignored.

2. I've turned down every single sponsor opportunity for over a decade. I get offered money all the time but I'd rather give everything away for free. If you help people for long enough, they come back when they're ready to work with you. Most of my clients have watched me for years before they ever spent a penny.

3. I show the actual deals with the real numbers, including the ones that lost money. And not just mine, my students' deals too. People can tell when you're only showing the highlight reel.

If you're building a business and relying on paid ads, it might be worth asking what would happen if you just gave more away.

Grateful for everyone watching.

I’m so grateful to my Dad, who welcomed me as his son when I married my wonderful wife Amanda ❤️

Dad is a true inspiration. He came from very little but, through education, hard work and smart property investments, managed to build a good life for himself and family.

When I met Amanda, I pleaded that he allow us to marry. He said yes, and my life changed forever.

Dad’s big wish was that his childhood school be restored and made new.

Today we arrived in Zimbabwe, Wedza and visited his childhood school

I just made a pledge to fund the construction of a brand-new classroom block for the school, built entirely from scratch.

We wil name the building after Dad (Machekanyanga) 🫶

It was a surreal moment, and the welcome from all the pupils, parents, school teachers and authorities has been overwhelmingly positive.

I’m incredibly excited to bring Dad’s dream to life and share the journey of this next development with you all. ❤️

Land without planning permission is worthless; it’s just land.

So what I do is I’ll find land without planning, and instead of buying it, I’ll put down a small deposit of about $1/£1, with the option to buy it if we get planning permission.

Once we have dealt with the authority and got planning permission, do I then actually buy it and build? No, of course not, that’s too much effort, and I’m lazy.

What I do instead is sell the land to a self-builder who wants to build their own dream home and do a profit share with the land owner.

That’s how you take worthless land and make hundreds of thousands without lifting a shovel. All I do is shuffle around some paperwork.

I’m running a free training on the best ways to make money in real estate this year. Showing you the strategies that actually helped me make hundreds of thousands in profit per deal.

Housing Secretary Angela Rayner made a huge announcement at the recent Labour Party conference.

She confirmed that the UK Government will start seizing residential properties that are listed as “empty” or unoccupied.

Since 2004, if a property has been unoccupied for 2+ years, councils have had the legal power to take over management rights to repair the property, find tenants, and collect rent.

The council uses rental income from tenants to cover the cost of repairs, upkeep, insurance, and management fees.

If any surplus rent remains after those costs are recovered, it is paid directly to the property owner.

Angela Rayner has announced that this 2-year unoccupied requirement is now dropping down to just 6 months. She is also planning to give courts and the council increased legal powers to speed up this process.

Luckily, many homes don’t actually count as “unoccupied”, for example:

- Holiday homes & second homes in active intermittent use are exempt.
- Homes going through probate (after someone passes away) are protected.
- Properties actively listed for sale or rent are safe.
- Homes undergoing genuine refurbishment or where an owner is away for medical care/military service are excluded.

However, this will affect a large proportion of landlords.

It may motivate some “accidental” or “tired” landlords to sell their property FAST.

This will create another huge opportunity for savvy property investors to snap up below-market deals from motivated sellers.

If you’d like to learn my strategies to buy property cheap and secure high, guaranteed rent to help you achieve financial freedom, I’m running another free online training session.

I was recently interviewed by the Metro, where they wanted a deep breakdown of my monthly income and how I pay myself.

Many people were shocked to learn I pay myself £100,000 per month, but I don’t use any money from YouTube, social media, or my training business to live on or spend; it all gets reinvested back into the business.

I live off of the rental income across the portfolio, the hotels, and returns from Samuel Leeds Finance, and take out equity through my portfolio as and when it appreciates.

The first thing that goes out every month is what I give away to help people and causes I care about. I budget £20,000 per month for that. As a Christian, I believe it’s biblical to tithe 10% of your income, and I also give through my company and my charity, Samuel Leeds Foundation.

The reason I take out far less than I could is that my instinct is always to put money back to work rather than spend it.

If you want to learn the strategies that have allowed me to create a property empire using often none of my own money, I’m running an upcoming free online training.

From growing up in the streets of Walsall, to donating the use of one a house to help people get off the streets and rebuild their lives. 🥹

But there is one condition.

If you stay in the house, you have to commit to the training.

Those who take part receive 28 days of mentoring, alongside free food and accommodation, designed to help them rebuild their confidence, develop practical skills and ultimately move towards employment and long-term housing.

Two gentlemen who had been homeless for a long time recently stayed in the house.

Both have now moved into long-term accommodation and secured employment.

And none of this is government funded.

It is being paid for through the profits generated by my property businesses, with Bethel Lighthouse Church overseeing the programme and doing an incredible job supporting those taking part.

The long-term mission is ambitious, to help get veterans off the streets, rebuild the lives of people who have fallen on hard times and ultimately play a part in ending forced homelessness in Great Britain.

But this cannot do that alone.

That is one of the reasons I’m so passionate about training more entrepreneurs to become successful in property.

Because the more successful businesses we can help create, the more entrepreneurs there are with the resources to make a difference in their own communities.

I actively encourages the people I train to give back through their businesses, whether that means supporting local community projects here in the UK or using their success to help communities further afield.

This October, the Samuel Leeds Academy will also be working alongside the Samuel Leeds Foundation on projects in Uganda and Zimbabwe.

The principle behind it all is simple.

Build successful businesses. Create wealth. Then use some of that success to make a genuine difference.

We don’t always need to wait for the Government to solve every problem.

Sometimes entrepreneurs need to step in. 👏

I did a bit of research into the World Economic Forum, and honestly, it’s scary stuff.

You’ve got politicians, bankers and some of the most powerful people in the world all mixing in the same circles.

So I looked into it and found out it costs around half a million pounds to become a partner. And I thought, you know what? I’m going to apply.

I filled out the application form, and I’ve never felt so poor in my life.

It asked for your annual turnover, and the options were basically: £10 million to £1 billion, £1 billion to £10 billion, £10 billion to £100 billion…

And I’m sitting there thinking, okay, I am right at the bottom of the food chain here.

Then it starts asking what you believe in, how you want to change the world, all that sort of stuff.

So I filled it out properly and thought, let’s see what happens.

They didn’t even get back to me.

Clearly I either don’t have enough power yet, or they didn’t like what I had to say.

I don’t know.

Want to know more about the plan of the global elites (exposed by me)?
