"Buying a home is one of the biggest investments you’ll ever make—don't let hidden fees blow your budget.
Most home buyers accept the initial price tag without realizing that many builder charges are completely negotiable. A skilled realtor doesn't just sell you a property; they guide you through every cost, help you understand where you can save, and ensure you make a confident decision.
Here are 5 charges you can negotiate with a builder before signing the deal

"The words you choose in real estate can instantly change how a buyer feels about a deal.
Great sales performance isn't about pushing harder; it’s about framing the conversation around trust, value, and long-term ownership. When you stop treating sales like a transactional pitch and start listening to the buyer's actual concerns, the entire dynamic shifts.
Mastering these subtle language shifts helps guide buyers toward clearer, more confident decisions without adding pressure.

"Experience in real estate shows in how you handle hesitation, not just how well you pitch.
A good realtor doesn’t rush the client, they understand the concern, ask the right questions, and help them make a clearer decision.

"Your 20s are a good time to start thinking beyond income and towards ownership. Land can become a powerful long-term asset, but buying the right land matters far more than simply buying early.

"Buy a home when your heart wants one, your head approves, and your balance sheet doesn't throw a tantrum."
A home is a home — not primarily an investment. It's likely the biggest asset you'll own, a place where you'll make memories, raise a family, and maybe one day upgrade from. If it appreciates, that's a bonus; you don't buy a home expecting to exit in the short term.
Quick guidance I share with young buyers:
• Gen Z: Your first home doesn't have to be your dream home. Buy when you plan to stay in a city for 3-4+ years, have around 30% of the home's landing cost saved (parental help is fine), and can comfortably take a 20-year loan with EMIs no higher than ~40% of household monthly income. Take the plunge when the math and commitment align — you'll thank yourself later.
• Millennials & Baby Boomers: Aim for the home that gives you happiness. Don't pay the costs of buying unless you'll truly enjoy living there. Take your time, be thoughtful, but don't stay on the fence once you're ready — construction and land costs are trending up.
A simple litmus test: you're ready when your bank account says "I can" and your budget still says "I will still eat."
I discussed these points recently on one of India's most watched News channel Republic Business with News Anchor Payal Tiwari Sharma — happy to continue the conversation. The episode releases soon and if you're thinking about buying or unsure whether to rent or buy, DM me and let's talk through your situation.

"Not every piece of land gives you the same rights. What you can build, sell or transfer depends on the type of land and the approvals attached to it.
Understand the classification before you invest, not after.

"Buying a property isn’t just about the right price or location.
The documents behind the deal matter just as much, and verifying them early can save you from serious complications later.
Save this checklist before your next property purchase.
